Westborough, MA is a suburb of Boston and Worcester that’s popular among newcomers due to its well rated public schools, easy highway and train access, many community & sports activities, and plenty of shopping. Westborough Neighborhoods

Charles Street: Homes in this walk-to-town location are tucked closer together, mostly on lots less than 1/4 acre in size. Many homes have been here since the early 1900s (and most even survived the freak hurricane that swept through Westboro in 1938). Residents of Charles Street can walk to downtown shops, the high school, and several local churches. Priced range from the high 200s and sometimes into the $400Ks.

Byard Lane: This desirable east side neighborhood is in close proximity to the Mass Turnpike (and Uhlman’s – one of the best ice cream stands around!) This neighborhood of mostly split-level homes has homes for sale in the $400Ks.

Powder Hill Way: This community features large upscale townhomes with gorgeous landscaping & one of the areas only communities with an indoor heated pool. Homes for sale on Powder Hill Way run in the $400Ks.

Uhlman Farms: This neighborhood is named after a family farm that was here when I was a kid. (I got bucked off a horse there!) Today, Ulhman Farms is a neighborhood of large colonial-style homes. Prices range in the $600Ks and up.

Wayside Estates: This neighborhood is made up of colonial and contemporary-style homes usually set on lots around 1/2 acre in size. There is a pool association available for residents. Homes for sale in Wayside Estates usually run in the $600Ks.

West End: On the west side of town, there are beautiful tree lined streets such as Old Colony Drive (where I grew up!) and Oldham Road with a wide range of home styles (mostly Cape-style and colonial) and a range of prices (mostly $400-600K). These mature neighborhoods offer easy access to the high school and the nearby commuter rail train to Boston and Worcester.

Wachusett View Farms: This neighborhood features many brick-front homes in excess of 3,500 square feet. Prices for homes for sale in Wachusett View Farms usually start in the $700K. Residents also pay an association fee.

Quick Farm Homes: New homes in excess of 4,000 square feet are being built on Quick Farm Road. Off of Adams Street not far from the Grafton town line, this neighborhood feels more “off the beaten” path than some in town. Prices for homes for sale start in the high $900Ks.

Orchard Hill Estates: This is one of the most upscale neighborhoods in Westborough. Custom designed homes here feature just about every amenity. Homes for sale in Orchard Hill Estates are in the $1-2M range.

Woodland Preserve: This executive neighborhood features 5,000+ square foot custom-designed homes, many on very nice level lots. Prices are in the range of $1.5M and up.

Commuting to Boston and Worcester

Westborough has easy access to major routes (Mass Pike, Rt 495, Rt 30) as well as the Commuter Rail Train, with service to Worcester and Boston.

Shopping

Westborough has plenty of shopping, from small, family-owned shops to big box stores like Target and Home Depot. Westborough has three grocery stores and several strip malls, including the new downtown shops near Roche Brothers. There are also lots of restaurants in town, including traditional American, Italian, Japanese, Chinese, Korean, as well as many popular chain restaurants.

Recreation

The town offers a wide range of youth sports programs, including, football, baseball, soccer, hockey, lacrosse, and others, plus many adult sports programs. The town is also home to several golf courses and tennis/swim clubs.

Median family income is $112,630 compared to national rate of $50,046; 23 percent of residents hold a bachelor’s degree and 18 percent hold a graduate degree.

Housing stock

Westborough primarily offers single-family homes for sale on ¼ acre to one+ acre lots. There are a handful of townhome complexes in town, as well as a smattering of multi-family properties near the downtown area.

Westborough is also home to two over 55 townhome communities: Walker Meadows (one-level living with putting green, exercise Room, clubroom, and walking trails, starting in the $300Ks) and Orchard Hill (Two-story townhomes with first floor master suites starting in the $300Ks).

There are two large apartment complexes in Westborough: Windsor Ridge (on Rt 30, on the east side of town) and Avalon Communities (on Old Flanders Rd, not far from the Southborough Commuter Rail).
