One of the first things we do when we start working with a new client is to set them up to receive home listings the moment they hit the Boston MLS. This way, they receive information about homes that meet their criteria, straight from the source. That is, the database that realtors enter listings into. Plus they’re able to customize their home search much more than on third-party real estate sites. So how do you make sense of the codes that the Boston MLS uses to track properties?

!–more–> Here’s a quick chart of what each code means:

NEW – The home just came on the market. It will remain tagged as new for three days.

ACT – This home is actively for sale.

PCG – This home just had a price change.

BOM – This home was under agreement but is back on the market. This could be for any number of reasons such as inspection issues or financing issues with the previous buyer.

EXT – This home reached the end of its listing contract with the realtor, and has now been extended for sale for a longer period of time.

RAC – A listing agreement expired and the realtor put the home back on the market after that time.

CTG – This home has an accepted offer that is contingent on some condition(s), such as home inspection, attorney review, appraisal, financing, etc.

UAG – This property is under agreement and is generally not available to be shown.

SLD – This home is sold.

RTN – This home has been rented.

WDN – The owner of this home temporarily took it off the market. This could be for any number of reasons.

EXP – The listing agreement between the homeowner and the broker for this property expired.
